If we find the listing is fraudulent or can't be verified, that's a successful verification — we'll tell you exactly why, so you can cancel or rebook in time.
Distance surcharge: for properties more than 30 km from Los Cristianos, a €50 travel supplement applies to all plans. We'll confirm any surcharge before you pay — no surprises.
The small print
- All verifications are payable in full, up front, before we visit or contact the host. We start work once payment is received.
- Properties located more than 30 km from Los Cristianos carry a €50 travel supplement, confirmed with you before payment.
- Delivery times (48–72 hours) start from payment and depend on the host's availability and cooperation. If a host refuses to engage, we report that to you — it's usually a red flag worth knowing about.
- If we are unable to attempt the verification for reasons on our side, you receive a full refund. Fees are not refundable once the verification has been carried out, whatever the outcome — a "listing not verified" result is the service working, not failing.
- Our report reflects what we can see and confirm on the day of the visit or call. It is an independent, good-faith assessment — not a legal guarantee of the booking, the host's future conduct, or the platform's terms.
- We verify that the property exists and that we have met the person offering it. We cannot verify or guarantee the availability of your specific dates, or that the property will not be double-booked — only the booking platform's own calendar and confirmation control that.
- We do not handle your booking, your deposit, or any payment to the host. Never pay a host by bank transfer outside the platform, whatever they tell you.
- The Key Witness is an independent service and is not affiliated with, or endorsed by, Airbnb, Booking.com or any other booking platform.
- Prices shown are per property, per verification, and are exclusive of Canary Islands tax (IGIC), which is added at the applicable rate.
